How to use interior design to boost the value of your property
When it comes to boosting the value of your property, many people may think that this lies in extending out the back, adding new rooms, or landscaping the gardens.
Although all of these things can significantly add to the price of your property, there is a far easier solution – investing in your interior design.
How many times have you walked into a new property and seen the boring beige carpet, bright white walls and lack of furniture? It’s not the most inspiring place for any buyer, regardless of how many rooms it has. Now, imagine walking into a home that’s decorated beautifully with a functional and aesthetic layout that looks ready to move into…
Doesn’t that seem like a much more desirable place to live?
If you want to boost the value of your property, here’s how you can use interior design to do this.
#1
Interior design should serve a function
Beautiful furniture, stunning wallpaper and aesthetic decoration will add overall star quality to your home, but if it doesn’t offer a function, many tenants may completely overlook them when deciding on a property to rent or buy.
Space planning is an important aspect of interior design, and should not be forgotten about when you’re designing a space for tenants.
Finding the most optimal layout, creating spaces that flow, and choosing a set of decorations that all complement each other serve an important function.
You can also work on creating different zones in the property that truly make sense, not just to you, but to the end occupant too.
By focussing on this, you can create a desirable and aesthetic property that tenants will be lining up to take a lease for.
#2
Try to not pay too much attention to trends
Micro-trends can come and go, especially when it comes to interior design, so it’s normally a good idea to stay well clear of them if you’re looking to sell property quick.
Trends can very quickly start to look dated and unoriginal, which are two of the last things people are looking for when finding a property to live in.
Think timeless and elegant, focussing on pieces and decor touches that will never go out of style. For example, bright colours and garish prints may be all the rage at the moment, but they won’t be everyone’s cup of tea and probably won’t be as popular in a few years' time
On the other hand, mid-century modern furniture, neutral shades and interesting, functional pieces of furniture are all timeless touches that will always look fresh and up-to-date.
#3
Focus on lighting across the property
You may not think that lighting is an essential part of interior design, but you’d be very wrong. The lighting in your property can make a huge difference to the overall vibe and ambience of a space; easily taking it from a calm and cosy retreat to a bright and productive workplace with just a switch of the bulbs.
The first thing to prioritize is natural lighting, even if you’re property isn’t naturally blessed with windows that face the sun, there are plenty of innovative solutions to help the light flood in.
From optimal window placement to tricks like using mirrors to give the illusion of more light, a bright room can really bring some appeal to your home.
Then with the rest of your fixtures and fittings, take a personalised approach to each and every room. You shouldn’t just settle for overhead lights with a warm bulb in every room as it simply won’t make sense.
For example, in a living room, you may focus on having lamps on coffee tables that provide a soft warm glow to compliment your tenant’s wind-down time. Then, you may choose strip lighting and overhead lamps in the kitchen so the occupants can always see what they’re doing when cooking up their next iconic recipe.
#4
Lived in without looking cluttered
With your interior design choices, your first thought should always be thinking about how a potential tenant would feel when walking through the door.
You want them to be able to imagine themselves in the property, this is the thing that will make them pay a higher price tag for the space you’ve created. This normally involves giving your property a lived-in feel.
This means not making it into a blank canvas with no life, add furniture and decorations like any homeowner would (without looking too overly cluttered) so each person who walks in instantly feels like they’re at home.
#5
Don’t forget about the small details
Taking a holistic approach to interior design that encompasses all areas of the home is important, but don’t let this big-picture thinking distract you from the all-important smaller details.
The small details may be small on the scale of important things but can make a huge difference to your property; completely transforming it into a stylish and contemporary space with just a few adjustments.
Stylish light fittings, comfortable fabrics, complimentary accessories and finishings in the bathroom and kitchen may not be completely visible at first glance but can add a lot to the overall appearance of any property.
These smaller details may also be the things that other property developers have yet to think of, so is a very simple way you can guarantee that your property really stands out from the crowd.
