Mardesign is proud to unveil the latest addition to our design portfolio our 6-bed HMO Marstanningley.

Located in Leeds, this unique project involved the conversion of a 3-bed terraced house into a high-end 6-bed HMO with 6 bathrooms/ensuites. Our goal was to create a functional yet comfortable space for professional tenants, with a high-end finish and design.

To make the most of this property, we optimised the internal space planning, creating spacious and functional rooms. One of the most exciting aspects of this project was the unique attic space that allowed us to create 2 new ensuite bedrooms.

Strategic Property Design for Investors - Mar Design UK — Bedroom 06 **. Marstanningley**

On the ground floor, we created a communal space with a kitchen and dining area that accommodates all tenants at the same time. Each tenant has their own allocated storage area, and there is also additional shared storage. As the clients wanted to separate the clothing washing area, we relocated this to the basement creating a dedicated utility room; this alows the tenants to have a noise-free space perfect for them to socialize with each other or their guests.

In the first floor we designed 2 ensuite bedrooms and one bedroom with an off-suite. Each room has plenty of storage, a dedicated work area; On the loft conversion added 2 more ensuite bedrooms which included the same features of the first floor bedrooms. The bedroom 06 if the biggest room in this property and it has it’s own lounge area.

To enable this design we provided the builder with all required tehnical drawings.

For example, to ensure that all the power sockets and switches were positioned correctly and according to the furniture layout, we created a drawing that indicatid each fixture position, type and specification so that the electrician knew which and where to add each fixture.

For the lighting layout, we designed each lighting layout indication all light points and their circuits, this not only emphasizes each room unique features, but provides the right ambient and fuctional lighting, providing comfort to the tenant.

This approach not only future-proofs this property, but also takes into consideration how tenants live in HMO developments, making their lifestyle simpler and ensuring longer tenancies with minimal void periods.

Our clients' primary goal was to create a comfortable and functional home for their tenants, while also delivering a high-end finish to attract the top end of the market for the highest rents.

Despite the inevitable challenges that arise during any refurbishment project, we were able to overcome them through our problem-solving skills and quick decision-making process.

For instance, when the builder set out the wrong partition walls in bedroom 1, we worked closely with the client to re-design the internal floor plan layout and make adjustments to ensure the original concept still came to life.

Our ability to work efficiently and collaboratively with the client was key in pushing the project forward and keeping it on track.
