How to increase your ROI using interior design.

When it comes to renovating, building, and flipping houses for rent, you want to make sure every penny is spent wisely. Any businessperson wants to get a hefty return on the investment they make in the form of higher rental prices.

Achieving a high ROI on any project may seem easier said than done, but when you know about the art of great interior design, the whole process is simplified.

Here are 5 interior design tips that we use in all of our Mardesign projects that you can apply today to boost the return on your latest project.

#1

Focus on the focal points

Eyecatching focal points are a great way to create more interest in a space by using different elements that draw someone’s attention.

Adding these areas of interest can make any interior more appealing and engaging. Examples of good focal points include artwork, contrasting frameworks, accent walls, feature chimneys, or an amazing pendant.

By having a hierarchy of focal points in a space, you can make your interiors stand out and WOW any potential tenants.

#2

Don’t be scared of going dark

Black is a must-have in any of the interiors we design. Why? Because the dramatic colour ties in all other aspects of interior design flawlessly.

Black can be used on walls, floors, indoor or outdoor spaces, kitchen cupboards, artwork or furniture. It’s such an effective interior design addition as it works equally as well as a strong focal colour as it does complementing and enhancing other colours in your scheme.

One thing to consider is that although black does add a lot of drama to a space, it has to be balanced with lighter shades and hues to prevent it from becoming too overwhelming or empowering.

#3

Embrace the power of texture

Textures are a great way to create a visual and emotional connection in any space. We’re sure it wouldn’t take you long to think about a time when you were drawn to a texture and automatically wanted to see how it felt.

That is exactly why we love using texture!

Texture gives weight to your space and can be used in hard finishes such as slatted walls, living walls, wallpapers or tiles. It’s also just as effective when incorporated into your soft finishes like curtains, cushions, accessories, rugs and throws.

Remember, if you’re layering textures, always try to keep these tonal or neutral so that you don’t end up with a noncohesive mix and match of textures.

It’s also best to start with the big textures first – like velvet sofas or wallpapers – then work your way down to the lighter textures like cushions and throws.

Asymmetry is OK

Asymmetry is one of the best tools you can use in interior design. It makes your brain think harder as it is an unexpected element and creates more interest in a space.

Also, it brings a bit of playfulness to an interior by breaking up the rigidness you have from all the architectural elements.

Easy ways to add asymmetry in a space:

  • Use elements that have various heights

  • Go for odd numbers and organise these in settings of 3, 5, or 7

  • Have a common theme when picking your elements, this can be colour, shape or texture.

Finish everything off with a pop of colour

Colour is a key element of any space that can have a strong impact on anyone’s mood.

For example, Mcdonald’s where they use a bright, happy yellow colour. This immediately creates an atmosphere of excitement that drags people in.

Although you don’t have to paint all your walls yellow, you can adopt a similar approach when it comes to your space. Think about the colours you want to use and the vibe you want to create, and then work out how you can balance everything together

Usually, it’s best to start with a neutral base palette, with small pops of bright colour so that everything works holistically.

This is how we always use colour:

  • Set your 60-3-10 rule: 60% of the colours in a space are neutral, 30% of colours are a secondary tone, and then 10% is a strong pop of your accent colour

  • Don’t forget to use black as this will tie your colour palette together
