Circulation

is the way how people move in a space and it can be separated into direction, type of use and time of use.

It is horizontal or vertical determining private circulation and public circulation and establishing the relationship between how many people will be living in a property and how the flow will run throughout a day.

A good furniture layout is key to circulation as it is important to always ensure that have there is sufficient space around objects in each room so that it is easy to walk through and around the space when the room is at its full capacity.

Zoning & Function

iI’s important to identify the various zones in a property. Normally there are private zones ie bedrooms and ensuites, public zones ie kitchen, lounge, dining, games rooms.

These different zones can be determined with clear boundaries, for example, if we look into a closed contained private area such as a bedroom space vs a public open space which can be a communal lounge area, but even within each of these areas, but even within each of these areas, there can be separate activities that will then need to be zoned according to its function.

Kitchens are a great example as in a kitchen you will need to have a prep area, the cooking area, storage and waste management. Can you imagine if these zones weren’t clearly distinguished? It would be a real mess especially if we look into the dynamics of properties like HMO’s and how tenants live.

Well planned room sizes

We all know that nowadays room sizes are key to long-lasting and repeated tenancies. long gone are the days that cramping many rooms in a property would give an investor a good return on their investment.

Tenants not only want a space to sleep but a room that will provide them with areas to work, chill and as much storage as they can get!

Therefore, when designing a bedroom space be considered with its size. Imagine yourself in the room and think about how you would use the room allowing function and comfort to work holistically.
