Strategic Property Design for Investors - Mar Design UK

Project background

When we started working on this project, the property was looking very grey and sad. The bathroom was separated into two rooms, there was almost no small power layout, and all the electrics needed to be replaced in order to comply with current regulations.

Upon starting the project, we then realised that behind the wallpaper there was no insulation to the external walls which had a big knock-on impact on final planning, furniture layout, and refurb costs.

Because of this, we had to replace all windows and doors that weren’t providing the right ventilation. Luckily, thanks to our intense planning stage, we were able to identify and rectify these issues early on, with minimal delay to the client.

The goal of this project was to create a homely space that would tie in the design concept with the client’s collector’s pieces and artwork.

This is how we designed Marlayton:

Perfecting the planning stage

  • Lounge: we worked on the furniture layout to maximise as much as possible circulation together with the existing pieces

  • Bedroom 1: we created a dressing/walk-in wardrobe area which can also be used as a workstation and the sleeping area

  • Bedroom 2: we created the working area by the window that faces the garden and provided concealed wardrobes and display in the space

  • Bathroom: now works in one space only, we removed the bath to allow the right space for the vanity, shower and also a storage cupboard

  • Storage rooms: in one room we have now a storage area for all the cleaning products, ironing & laundry and on the opposite one as it has natural lighting we created a small study area

  • Kitchen: kept as it was with the exception of a new countertop, sink, tap and washer dryer.

Creating a unique L’Indochine Concept

As we were working with existing key pieces, we wanted to be inspired by the L’Indochine concept that was already present in the property.

We built upon these elements and created the finishes palette using the rich reds, burnt oranges and black accents of existing pieces, then adding in some hints of blue to balance out the colour palette.

The lounge was really the heart of this property as it connects all the rooms, so we thought it should be the most vibrant in terms of colour and contrasting elements.

We chose to keep all the skirtings and walls white so that the beautiful red ceiling with black accents and vibrant furnishings to do all the hard work.

In the bedrooms, we decided to go for a more neutral colour palette as we wanted to create a relaxing vibe in these areas.

Finally, in the bathroom, we went for a monochromatic, black-and-white space which gives a very tailored – yet fun – feel to the room.
