Three Reasons Why Fewer Rooms Can Result in More Rent

When you’re renovating properties for rental tenants, you would normally think that having as many rooms as possible gives you the opportunity to maximise properties.

After all, the more people you have in a building means more rent, right?

Wrong!

Sometimes, having fewer rooms can actually make more financial sense. When you have fewer rooms you have more opportunity to create a functional and comfortable living space, which in turn makes tenants more willing to pay more for.

In this article, we’ll be discussing three top reasons why having fewer rooms in your next property can actually result in more rent.

When you’re developing properties to go on the rental market, a lot of your design decisions should come down to what you think the end tenant would want.

To do this, you should have a good understanding of the property market, the type of tenants you want to target, and current design trends.

For example, if you want to renovate a property in an area that is full of students, the layout and function of the property would be very different than it would be in a town where young families are the main renters.

If you want to boost your ROI, it’s important to design houses that fit the requirements of the renter market in your area. This is the main way you will be able to make more money on your next project.

Three reasons why fewer rooms can be more profitable

Despite what you may think when developing properties, sometimes having fewer rooms in your property can be one of the most profitable decisions you make.

Here are three reasons why fewer rooms can often be much more profitable.

1. Squeezing in Rooms Creates an Uncomfortable Living Space

We feel very strongly that there’s often no reason to squeeze as many rooms as possible into one house.

Although you can get more tenants into the property, the standard of living can reduce quite dramatically.

Noone wants to live in a house where they are living on top of other people, or where they don’t feel like they have enough space to themselves.

Not only should each bedroom be a good size for people to relax and chill out in their own personal space, but there should also be ample communal spaces where all the tenants can cook food, watch television, or entertain guests.

When you try to put too many bedrooms in one place, you create a living space that people don’t enjoy or feel comfortable in – which can have a big impact on your rental prices.

Especially since the pandemic where personal space and comfort has become much more of a priority for everyone – especially those who are working from home – it’s unlikely that you wil have many tenants fighting to pay high rental prices for limited space.

2. You Can Maximise Functionality and Ergonomics in Larger Spaces

When you’ve got more space to play with, you can pay much more attention to things like functionality and ergonomics.

With smaller rooms, you can be fairly limited when it comes to how you lay out different pieces of furniture and how you can create flow between each of the rooms – your task is more to try and fit everything a tenant would need in one place, which can often lead to rooms feeling crammed and chaotic.

When you have fewer rooms that a larger, you can be more creative and find the optimal location for furniture, electrical sockets, and open space.

Focussing on functionality and ergonomics in a room will ultimately create a much more comfortable space that tenants will be happy to spend their time in.

When internal spaces work for the tenants, they will feel happier in themselves, be more productive, and can have a better social life – all this facilitated by their space.

We believe that things like floor planning should be an important consideration of any interior designer, but this can be hard to achieve when you have too many rooms.

3. Creative Use of Space = Happy Tenants

No matter how hard you work to create a space, the rental market will play a big role in the rental prices you are able to charge.

If you find creative ways to utilise the space in a property, and focus on creating quality spaces for your end tenants, people will ultimately be far more willing to pay higher rent prices.

When the market is interested in your property, and you’re able to offer an elevated living experience compared to other properties on the market, you’re putting yourself in a very good position to up your rent prices.

It also gives you the opportunity to solidify your brand’s reputation as a developer who delivers quality, comfortable housing to tenants – even if it is at a slightly higher price than similar properties in the area.
