Mar Design — architecture and design for property developers

New home developments

Interior architecture that protects margin, GDV and sales velocity.

Interior architecture for boutique build-to-sell and build-to-rent schemes of 5 to 25 units, designed around the buyer who will pay your asking price.

Who we work with

Build-to-sell developers

Schemes where every week on market costs money. We design for the buyer profile most likely to exchange quickly at full price.

Build-to-rent investors

Schemes where yield depends on rent achieved and void periods. We design for durability, tenant demand and rent premium.

What we do

One team from first layout to launch.

Interior architecture

Space planning, layouts and internal alterations that maximise saleable area and the feeling of space per pound spent.

Interior design

Kitchens, bathrooms, finishes and lighting specified to the price point and the target buyer's expectations.

Show homes and staging

Show homes and dressed units that convert viewings into reservations, designed from the same buyer research.

Buyer due diligence

A buyer and market review before you commit to layouts or specification, so the scheme fits its market from day one.

“Mar Design has a great architectural background which helps us to utilise space even further beyond the architect's submission, before we look at design options.”

Common questions

When should a developer appoint an interior architect?

As early as possible, ideally before layouts are fixed. The decisions that most affect GDV and sales velocity are made in the first weeks of a scheme, and they are the most expensive to change later.

What size schemes do you work on?

Boutique residential schemes of 5 to 25 units, both build-to-sell and build-to-rent, across London and the South of England.

Do you work on build-to-rent as well as build-to-sell?

Yes. For build-to-sell we design to GDV and sales velocity. For build-to-rent we design to yield, rental values and tenant retention, with finishes that last and keep voids and maintenance low.

Do you replace our architect?

No. We work alongside your architect, planning consultant and QS. They manage consent, compliance and cost; we make sure the interior is designed for the buyer or tenant who will pay for it.

Can you help if our scheme has already started?

Yes, though the earlier we join, the more we can protect. Even after planning, we can improve specification, FF&E, staging and marketing so the scheme still sells or lets at the top of its tier.

How do you show the commercial value of design?

We start with the numbers: local buyer and tenant demand, achievable £/sqft and rents, and the design decisions behind the highest local values. Our recent 6-unit Bayham Street scheme sold out before completion at £1m profit.

What is The Advisory?

A monthly retainer giving you an experienced commercial second view across your whole scheme, for developers who want ongoing guidance rather than a full design service.

How are fees structured?

Every engagement is tailored to each development scheme. After the discovery call, we review your development and come back with a clear, accurate proposal tailored to your scheme, its scope and what it needs to achieve.
